House Painting Cost Calculator for Exterior Projects
Separate coating area from preparation and access so quotes can be compared consistently. Use measured wall area where possible and enter preparation, repair and access allowances separately rather than hiding them inside one price-per-square-foot assumption.
Preparation can dominate labor
Peeling paint, repairs, caulking, scraping, height and difficult access can change labor far more than paint quantity alone. Substrate condition, number of coats, masking, lead-safe work where applicable, trim complexity and the contractor’s surface-preparation standard are often the main reasons two exterior-painting proposals differ.
Have contractor quotes?
Compare scope, exclusions, permits and warranty side by side.
Compare contractor quotesWorked example: estimate an exterior painting budget
Suppose a house has 2,000 square feet of paintable exterior surface. At an illustrative all-in planning rate of $3.25 per square foot, the starting estimate is $6,500. If repairs and difficult access add an estimated $1,000, the planning budget becomes $7,500.
| Example input | Amount |
|---|---|
| Paintable area | 2,000 sq ft |
| Illustrative planning rate | $3.25/sq ft |
| Base estimate | $6,500 |
| Repairs / access allowance | $1,000 |
| Planning total | $7,500 |
Example only: this is not a market quote. Labor, surface condition, stories, trim, preparation, coatings and location can materially change contractor pricing.
What makes two painting quotes different?
Check whether washing, scraping, sanding, caulking, primer, minor wood repair, masking, trim, number of coats, paint specification, cleanup and access equipment are included. A quote with more preparation can cost more initially while representing a different scope.
